Net rent
The monthly rent (without service charges) includes the following costs:
- Rent
- Radio and television subscriber fees for the provider for the apartment on the name of the landlord
Housing benefit
The monthly housing allowance goes to the property management company and is settled once a year.. It comprises the following apportionable individual items:
- building and liability insurance,
- Street Cleaning,
- garbage fee,
- Cable including maintenance,
- Water rates
- Sewage fees
- Garden care
- caretaker and administrator salary,
- Heating,
- Repairs
- general electricity,
- property tax.
The monthly payment per room is currently € 70.00.
Electricity costs
The cost of electricity in each apartment will be charged separately. They are primarily influenced by the behavior of the tenants.
As a particular consumer to be considered:
- water heater for hot water supply
- Dishwasher
- stove
- Microwave
- Hot water heater
- Coffee/Espresso machine
- Iron
The experience of recent years, the advance from € 37,00 was not longer enough. So we had to raise up to € 65.00 per room per month about the actual consumption and the one calculated by the Bad Honnef AG costs. After we got notice that friends of our tenants used our washing machines or dryer free but on costs for our tenants we installed coin machines. Now everybody has to pay now for washing and drying. Sorry for that.
Telephone/Internet
- Access to the Internet (Flat) with regularly more than 16128/800 Kbit/s, a second Internet line with 450/21 Mbit/s (high-speed) was unlocked in Feb. 2018.
- Phoneflat (free in the German landline – without foreign mobile networks and paid service numbers). Since September 01, 2011, all calls to landlines in 28 European countries including Germany as part of a flat rate for the telephone provider SIPGATE no additional cost can be achieved. Cost of calls to mobile networks and global calls to all other countries will be possible at reasonable prices, recorded and billed separately. We have also discovered another phone provider TELMY, offers the real low-cost prices, particularly abroad also to mobile phones. The use of this provider is possible via the landline in your room as well as your personal mobile phone. If you are interested, ask your landlord.
Repair fund
Each tenant pays a non-repayable amount of € 10 per month in a “repair fund”which from the example repairs, lighting for public areas, fax paper, or the replacement of defective units as required can be paid upon certification.
Deposit
The deposit of approximately two gross monthly rents is managed separately. The security deposit guarantees the landlord the monthly receipt of the rent for 2 months, the reimbursement of the costs for damage to the leased property incurred during the period of use by the tenant, as well as for the security of the incidental expenses up to the time of settlement.
We have very bad experience with the final cleaning by the tenant of the rented rooms, kitchen, bathroom and toilet and other shared used infrastructure, when students moved out. Therefore we will order a professional cleaning company and take 100,00 € out of the deposit the tenant has payed.
